Government Announces a Phased Timetable for the Implementation of Awaab’s Law

SIG Housing Trust are pleased to welcome the government’s announcement that Awaab’s Law will come into force from October 2025. This landmark legislation represents a significant step forward in ensuring the safety and well-being of our residents.

Named in memory of two-year-old Awaab Ishak, who tragically died due to prolonged exposure to mould in his home, Awaab’s Law mandates that social landlords promptly address issues related to damp and mould. From October 2025, we will be legally required to:

  • Investigate and Fix Damp and Mould: Address damp and mould hazards that present a significant risk of harm to tenants within fixed timescales
  • Emergency Repairs: Address all emergency repairs as soon as possible and within no longer than 24 hours

 

While the law formalises these requirements, our commitment to providing safe and healthy living environments has always been paramount. In anticipation of Awaab’s Law, we have already begun implementing measures to ensure compliance and enhance our service delivery:

  • Proactive Inspections: Regularly conducting thorough inspections to identify and address potential hazards before they become significant issues. This has included independent third-party building surveys for our properties
  • Responsive Repair Services: Strengthening our repair services to ensure timely responses to all reported issues, with a focus on emergency situations. We will be providing further information to residents of what this means to them in the next few weeks
  • Resident Engagement: Enhancing communication channels to ensure residents can easily report concerns and receive timely updates on remedial actions. We will also shortly be launching an improved mechanism for residents to feedback to us
  • It is understood that the implementation of Awaab’s Law is structured in phases to ensure a wider remit than solely damp, and mould and we are are committed to staying ahead of these developments, continuously improving our practices to meet and exceed the standards set forth by the legislation.Ensuring safe and healthy homes is a collective effort.
