Allocations

Home Allocations Policy

Allocations Policy

SIG Housing Trust provides accommodation for people who face barriers to accessing housing through the general market.

 

In most cases, properties are allocated in line with the support contract attached to the accommodation offer. Accepting and engaging with this support is typically a condition of the allocation.

 

For properties offered outside of a support contract, allocations are usually made following the local council’s allocation protocol.

 

To be eligible for a tenancy with SIG Housing Trust, applicants must be 18 years or older.

 

Tenure

When a housing application is successful and a property is available, the type of tenure offered will depend on whether the accommodation is Supported Housing or part of our General Needs portfolio.

  • Supported Accommodation

    Depending on their circumstances, residents are provided with either an Excluded Licence or a Protected Licence.

  • General Needs Housing

    Residents are initially offered a Starter Tenancy, followed by a 5-year Assured Shorthold Tenancy (AST).

Letting Standards

All properties managed by SIG Housing Trust meet a defined letting standard, ensuring they are safe, secure, and well-maintained before a new resident moves in. These standards form part of Social Interest Group’s Good Home Standard, which reflects our commitment to providing high-quality, comfortable, and sustainable housing.

 

Before any property is allocated, it undergoes a thorough inspection and preparation process. This includes ensuring that:

 

  • The home is clean and in good decorative order
  • All essential repairs and safety checks have been completed
  • Fixtures, fittings, and appliances are in working condition where provided
  • The property meets all health, safety and compliance regulations

 

By upholding these standards, we aim to create welcoming and well-maintained homes that support the well-being and stability of our residents.

 

Household Sizes & Allocations

SIG Housing Trust allocates homes based on local size standards in line with national guidance.

 

If a referring local council has different size requirements, we will take these into account when making allocations.

Transfers & Mutual Exchange

Due to the limited size of SIG Housing Trust’s General Needs housing portfolio, opportunities for alternative accommodation are restricted. While residents can apply for a transfer, we will provide clear guidance on availability and expectations.

 

We also support residents who wish to explore mutual exchange options and can offer assistance with the registration process.
